Milton is acreage country. Two, three, five acres off Hopewell Road or Birmingham Highway, and a lot of the homes are new — built in the last ten years as Milton filled in. That changes the job. New construction means a 200-amp panel with open slots, a framed-out basement or a dedicated wellness room the builder left unfinished, and room for an outdoor build without an HOA fight if you've got the land. The wrinkle in Milton is water. A lot of the city is still on well and septic — no county water or sewer on the bigger lots. That doesn't change the sauna itself, but it changes where it goes. A basement build on a septic lot needs the drainage plan thought through, because a sauna room that can't dry out is a repair call waiting to happen. Same rule I give everywhere in Georgia: mechanical exhaust on a timer, twenty to thirty minutes after every session. In a below-grade Milton build, I'd rather oversize the fan. The fan is cheap. Re-paneling is not.

Outdoor builds are where Milton shines. On two-plus acres, a barrel sauna or a custom outdoor cabin sits far enough from the house that the chimney and the steam don't touch anything, and most lots have the setback to spare. The mistake I see on Milton outdoor jobs is placement — too close to the tree line, where leaves pack the vents and the shade keeps the wood damp year-round. Give it sun and airflow. A sauna that dries between sessions lasts decades. One that doesn't gets soft at the base in five years.
