What I've Learned Building Saunas in Johns Creek

Johns Creek homes are big. Four-thousand-plus square feet is normal in Country Club of the South, St. Ives, and Rivermont, and a lot of those homes have a finished terrace level or a daylight basement. That's where most of my Johns Creek builds go. A 6x8 or 8x10 traditional sauna fits a basement space next to the mechanical room without touching the main-floor floorplan, and the concrete slab underneath answers the moisture question before we start.

The wrinkle in Johns Creek is the HOA. The golf communities run strict architectural review boards, and an outdoor sauna kit in the backyard will trigger a review. I've had jobs stall six weeks waiting on a modification committee. My advice: if you're in a gated community, start the HOA paperwork the same week we finalize the design, not after. Indoor builds skip this entirely, which is one reason most of my Johns Creek work stays inside the house.

The other Johns Creek pattern is the river. The Chattahoochee borders the city, and homes on riverside lots run humid year-round. A basement sauna in that environment needs the ventilation done right. Passive vents are not enough in Georgia humidity. I size every Johns Creek build with a mechanical exhaust on a timer. Twenty to thirty minutes of post-session airflow keeps the framing dry. Skip it and you'll be re-paneling in five years. That repair call costs more than the fan ever did.

I build throughout Johns Creek, including the Medlock Bridge corridor, the Warsaw neighborhoods around the Atlanta Athletic Club, Shakerag, and the 30022 and 30097 zip codes. If your home backs up to the river or sits inside one of the guard-gated communities, mention it when you request the estimate. It changes the plan, and I'd rather design around it up front.
